Memphis-based RVC Outdoor Destinations acquires first location in the West

By Tom Bailey Jr.
via (The Commercial Appeal)

A young, Memphis-based company has expanded out West as it works to scale up its upscale camping facilities. RVC Outdoor Destinations has acquired a campground in Colorado Springs, with plans to renovate and rebrand it under the RVC "flag," the company announced Tuesday.
The 200-acre grounds, now called Garden of the Gods Campground, is just west of Colorado Springs and has views of the popular Pikes Peak. RVC Outdoor Destinations provides outdoor resort destinations with upscale amenities, particularly for travelers in recreational vehicles. But RVC also provides yurts, cabins and cottages.

Last year, RVC opened its sixth site -- and the nearest one to Memphis -- called Catherine's Landing in Hot Springs, Ark. It also has locations at Pine Mountain, Ga., Live Oak Landing near Destin, Fla., Mountain Springs near Asheville, N.C., and two at Carrabelle Beach, Fla.
The company experienced a "great" first quarter, is receiving "extraordinarily good" guest-survey scores, and has seen "a lot of growth" in visitors to its website, rvcoutdoors.com, president Andy Cates said Tuesday.
"We're excited and enthused, but still careful," he said.

Garden of the Gods had been a top RV and outdoor lodging destination in the Colorado Springs area, but had been bank-owned since 2010, according to a company news release. RVC will immediately start renovating the property, including improving tent sites, resurfacing pools, improving existing RV sites and adding eight new ones. The facility's name will be changed to Garden of the Gods RV Resort.

"The Garden of the Gods acquisition is a terrific addition to our portfolio of upscale outdoor vacation properties," Cates said in a release.
"The upgraded camping experience we offer is resonating with guests. It fits with what a lot of people are looking for in a vacation these days because it is unique, affordable and allows guests to enjoy some of America's most beautiful natural landscapes with amenities that truly make it a destination experience."

The upscale amenities include concierge service, dog parks, modern swimming pools, boating and fishing rentals, beer and wine bars, and free Wi-Fi and cable. RVC is investing a lot of money per unit, so it must scale up to a network of dozens of facilities around the nation to make its business model work, Cates said last year.

"We're looking at a couple of properties for joint ventures," he responded Tuesday when asked about future expansion.
"... We are focused West and refocused, too, on Florida now. We've got the Gulf Coast and are looking to get further central and south" in Florida, Cates said. The company's strategy includes working to segment the industry, much like the categories of hotels from lower cost, lower service (Motel 6) to higher cost, higher service (Hilton).
"It's inevitable that it happens," Cates said of the segmentation. "I think we're helping agitate to accelerate that evolution. ... We want to be the leader in the Hilton niche that now doesn't exist."

Garden of the Gods Campground sold to Tenn. company

Colorado Springs, Colorado
The Garden of the Gods Campground near Manitou Springs has been sold to a Memphis, Tenn.-based company as part of its expansion into the Western U.S. with a chain of outdoor and recreational vehicle resorts.
RVC Outdoor Destinations bought the 13.3-acre property at 3704 W. Colorado Ave. from Farmers Insurance Group Federal Credit Union of California for an undisclosed price and is spending $200,000 to renovate the property, including resurfacing pools, improving existing RV sites and adding eight new concrete RV sites. The company is studying whether to spend at least another $200,000 on additional upgrades needed to bring it to the level of its six other RV resorts, said RVC President Andy Cates.
“We think that this property is already the pre-eminent outdoor hospitality property in the region, and once we complete the renovations and rebranding, we know it will be the pre-eminent property in the region,” Cates said. “We are trying to create a Hilton level of quality in the outdoor hospitality industry.”
The credit union ended up with the campground in June after a California-based partnership transferred ownership to it in the midst of a Chapter 11 bankruptcy case filed in 2010. The partnership owed the credit union more than $4 million it borrowed in 2006 to buy the property from local businessman Chuck Murphy.
“We had been looking for a year to expand in the West, and I had vacationed in and liked Colorado Springs, so when this opportunity became available and met so many of our goals, we jumped at it,” Cates said. “This property has a great location and has created a lot of wonderful memories for a lot of guests. We see Colorado Springs as a continually growing tourism destination both in the short-term and the long-term.”
RVC plans to change the name of the campground to Garden of the Gods RV Resort within a few weeks and will bring it under the RVC Outdoor Destinations brand by year’s end. The 6-year-old company also owns RV resorts in Arkansas, Florida, Georgia and North Carolina that provide a variety of lodging options including RV sites, cottages and yurts and feature dog parks, swimming pools, boating and fishing rentals, refreshments, free wireless Internet and cable television service and gift shops.

RVC Outdoor Destinations Receives Award for Admirable Brand Identity

We're extremely proud to announce that we've won a 2011 Addy Award for brand identity by the American Advertising Federation Memphis, in collaboration with Paradigm Marketing & Creative. The awards were announced Saturday, February 19th. This further establishes that our brand is truly unique.

Our company competed in the "brand identity" category and we were judged based on creativity, originality, and creative strategy. Paradigm Marketing & Creative, also located in Memphis, helped us to develop a consistent and distinguishable brand that emphasizes outdoor elements (earth, air, fire, and water), associates regional trees, and ties each property back to the corporate identity.

Although each resort has unique geographical qualities that make it distinct, there are common factors guests will find at every property. For example, each Outdoor Destination features RV sites and cottages which are fully equipped with free cable television and Wi-Fi. RVC also prides themselves on their thoughtful environmental design, superb amenities, and multiple outdoor activities. These characteristics, along with the means of how RVC portrays their properties, were the determining factors for the Addy Award.

In conclusion, RVC presented a different, atypical class of resorts, which all tie together to a common theme of a superior outdoor vacation with the service of an upscale hotel.

To Our New Managers: Welcome!

We're welcoming two general managers at our Pine Mountain, GA and Freeport, FL resorts! They bring experience in the travel and leisure industry and add to the group of superb managers RVC already has on board. Additionally, we're training another team of staff for the newest property in Arkansas - Catherine's Landing. Please note that this destination will now be open in March (the weather is to blame for the setback!)

We welcome Neil Sorrell, Manager of Live Oak Landing in Freeport, FL to the team. Live Oak Landing opened in November of 2010 and the resort has just finished construction of additional enhancements. Sorrell has traveled the globe and was responsible for nearly $2,000,000 in sales with Outdoor Resorts of America in 2005.

Jim Anderson, Manager of Pine Mountain, an RVC Outdoor Destination in GA, has been involved in the outdoor resort industry for over five years. He worked at an RV Park near Yellowstone National Park in Arizona, where he provided oversight of operations for over 300 sites. After that, he led a restructuring and successful turn-around effort at an RV park in Wyoming.

Catherine’s Landing (AR) will be managed by Aundrea Crary and assistant manager Ian Horgan. Both have experience in the hospitality industry and Crary currently serves on the Hot Springs Chamber of Commerce board.

“All of our General Managers, including Sheryl Mitchell, General Manager of our Carrabelle Beach, FL property, have deep experience in the travel and tourism fields,” explained Yale Spina, Vice President of Operations for RVC Outdoor Destinations. “I am proud to be working with such a strong group of professionals and it doesn’t hurt that they are also great people,” Spina added.

Let's make this an exciting and prosperous year!

"RVC Outdoor Destinations Taps into a Growing Upscale Market"

RVC Outdoor Destinations taps into a growing upscale market
The beach pool at RVC's Carrabelle Resort in Florida

With a new property opening this Spring in Arkansas, RVC Outdoor Destinations is not only in expansion mode, the company is looking for other opportunities to partner with existing campgrounds, its company president told RV Daily Report.

The current project -- Catherine's Landing -- involves a 400-acre resort property featuring one mile of waterfront on Lake Catherine in Hot Springs, Ark. It also has a boat ramp, docks, rental boats, pavilion and two outdoor kitchens to host any size party. Add to that a full lodge with lobby, fitness center, shower/restrooms, meeting space and retail centers, and Catherine's Landing will rival any five-star hotel.

"We even have a bald eagle living on the property," said Andy Cates, president of RVC Outdoor Destinations. "It is a pretty spectacular setting just a few minutes from the Oaklawn Park horse racing track and Garvan Woodland Gardens, which has been rated as one of America's best gardens by Southern Living magazine."

The patio bar at RVC's Pine Mountain Resort serves wine and specialty beers. In addition to traditional RV sites, Catherine's Landing will also offer cottages and non-traditional lodging. "We are very excited and focused on developing RV resort cottages as well as yurts," said Cates. "Families are not just looking for an affordable vacation; they are looking for an adventure they'll remember."

When it officially opens in February, Catherine's Landing will become the sixth RV property being managed by RVC Outdoor Destinations, which started business in 2007.
Cates believes the market is ripe for RV properties that are "extremely high quality and heavily amenitized, and offer a value proposition to families that they can't find anywhere else," he told RV Daily Report.

Finding those properties and bringing them to market is the biggest challenge facing Cates and his company right now. He truly believes he is bringing a new product to the outdoor hospitality business that has not been there before.
"We have spent an enormous amount of time and money working to understand the outdoor recreation market," he said. "A lot of people like to visit the exclusive motorhome-only condominium properties. KOA is exceptional in serving families with small children. And both types of properties are doing good things for the outdoor industry.

"What is missing is the Hilton Marriott equivalent -- a high-end, dollar-friendly, rental-oriented operation," said Cates. "Our business model calls for building an outdoor 'hotel' with the newest amenities."

All RVC Outdoor Destination properties feature concrete pads, 50-amp service and free Wi-Fi in a clean, customer-centric property, he explained.

Fully funded for success
"We are very excited and focused on developing RV resort cottages as well as yurts," said Cates. "Families are not just looking for an affordable vacation; they are looking for an adventure they'll remember."What sets RVC Outdoor Destinations apart from other RV park developers is the fact that their operation is fully funded, Cates said.
"It's a positive story from the standpoint the outdoor market is still somewhat distressed," he explained. "There are other groups doing multiple units, but it is uncertain if they have the traction they need because they aren't fully funding each project -- they are securing funding deal by deal.
"There is no other company on the property side except ours that is building multiple units and is fully funded," he added.
As a result, RVC Outdoor Destinations is now seeking to grow more by finding the right sites and working with the right business partners who understand the industry from the right perspective.

Developing a rental perspective
A park model at Pine Mountain Resort in Georgia.Outdoor rentals are a booming market, and the industry has yet to embrace its potential, Cates explained.
"People think we are crazy, from a rental perspective, to offer the type of facility, service and amenities we offer at the low prices we charge," he said. "But we think customers are demanding better services and want better rental options than is currently available at most campgrounds."

Cates said he is confident that people will see a big different in RVC Outdoor properties without blinding people with crazy pricing. "We feel strongly that we are getting the raw end of the deal in what we offer and what customers pay," he added.

To help people better understand the value they receive at RVC Outdoor Destination sites, families checking in are given a list of all the property's amenities and what they can expect at their site. It is arranged in a way that people can see if they pay X dollars, they get these amenities.

"People are becoming sticky to the quality level they demand," Cates explained.

That's not surprising considering consumer behavior in the hotel industry. Travelers accustomed to certain levels of service and amenities at Marriott or Crowne Plaza hotels have a hard time adjusting to the services at a Comfort Inn or Super 8. When they are accustomed to having a hair dryer in the bathroom and a big fluffy bed, it is very hard for them to accept ironing on a table top board or sleeping with two tiny, flat pillows.

Right now all RVC Outdoor Destination properties allow rentals, while some are also focusing on selling park models. The company even contracted with Athens Park Homes to develop an ideal rental unit that is better able to handle transient use.

Cates is betting on the idea that families will enjoy renting park models and cottages so much that they will eventually consider purchasing their own home and allowing the business to manage it for them.

"Our business model is really targeted toward renters and destination seekers," he explained. "If customers are intrigued by the park model property to the point they chose to come back repeatedly and want a more permanent set up, we would love to accommodate them."

Growing through diversification
All RVC Outdoor Destination properties feature concrete pads, 50-amp service and free Wi-Fi in a clean, customer-centric property.Cates admits that some of the best RV park operators in the industry are mom and pop business owners. But they are having a harder time competing because they don't have the ability to network or to take advantage of the economies of scale larger chains may have.

"There is really no opportunity for them to diversify, and that's where we come in," Cates explained. "If there is a great mom and pop operation on a great property that is well run and they want to expand or upgrade their facility, but need more capital or marketing help, we can help them achieve that goal."

RVC Outdoor Destinations doesn't tell owners how to run their properties, or interfere in the daily operation, said Cates. All his firm really requires is consistency in service, cleanliness and customer service.

When RVC Outdoor Destinations partners with campgrounds, it is more of a joint venture model rather than a franchise operation, said Cates. "We bring capital and marketing expertise, and the current owners run the campground and serve our common guests," he explained.

However, Cates' company can also help RV park owners who are tired of having their properties run their lives, or are tired of depending upon service people and paid employees to deliver a higher level of service the owners demand. In those cases, RVC Outdoor Destinations can bring operational support and partner with the owners to run the property and share the profits.
The club house at Pine Mountain Resort features a game room and Wii."We want to be known as the company that doesn't overpromise and under deliver," said Cates. "That's why we have invested so much time, effort, money and attention to understanding the market, what it takes to run a successful outdoor destination and bring customers through the gate."
Collectively, the senior leadership at RVC Outdoor Destinations has more than 40 years of deep commercial real estate experience. Yale Spina, director of operations, has logged more than 20 years in the hospitality business and is an avid RVer that travels in a vintage Airstream he personally restored. The staff has visited hundreds of properties and interviewed hundreds of RVers as well as industry consultants. Then they put that knowledge to work.

In the business to know the business
"We bought our Pine Mountain, Ga., property to serve as our test kitchen," Cates explained. "We understood that we can't really know the business until we were in the business. As a result, by operating our own property, we continue to learn something new every day.

"We are not marketing guys. We are operator owners who want to grow, but who also want to get better at marketing," he added.

RVC Outdoor Destinations is looking to acquire or to partner with RV parks located near national parks or other major attractions, especially property that may border protected lands or be situated next to water.

"Our properties offer spectacularly attractive land and great prices, and being on water allows our guests to fish, boat, swim or just watch the water. We deeply believe in our product," said Cates. "But that only matters if our guests also believe in it. We are convinced that if they try it, they will stay with us.

For more information about RVC Outdoor Destinations or in partnering with the company, call Cates at 901.432.4748 or e-mail him at acates@rvcoutdoors.com. More information on all RVC Outdoor Destination properties can be found by visiting the RVC Outdoor Destinations website.

RVC's Outdoor Destinations Participating in Tents for Troops

Starting this month, RVC Outdoor Destinations will be participating in ‘Tents for Troops.' This charitable program is a way for participating RV parks and campgrounds to say ‘thank you’ to the men and women who serve in the military. All of the company’s properties – Pine Mountain (GA), Carrabelle Beach (FL), Live Oak Landing (FL), and Catherine’s Landing (AR) will be signed up to offer free nights and discounts.

RVC’s participance in charitable events has always remained an important factor to the company’s principles. Every property strives to be involved in what they can within the community, especially if it is for a good cause such as Tents for Troops, a national message of gratitude.

“We’re always looking for ways to give back or show our thanks to the citizens who make a difference,” said Yale Spina, Vice President of Operations at RVC Outdoor Destinations. “We encourage these men and women to come to any of these properties to relax and spend quality time with their families,” he added.

Active military personnel and their immediate family will find two free nights of stay and discounts for additional night stay at three of the four properties starting in December. Catherine’s Landing in Hot Springs, AR will be open February 2011, so the special offer will apply then.

Pine Mountain, an RVC Outdoor Destination will offer two free nights at four concrete RV sites and four tent sites. Live Oak Landing, which is roughly four hours and 20 minutes from Pine Mountain, will offer two free nights on four of their concrete RV sites. Not far from Live Oak Landing, Carrabelle Beach, an RVC Outdoor Destination is offering two free nights at three concrete RV sites. Lastly, Catherine’s Landing will offer two free nights at four concrete RV sites when open. A 10% discount will be given for additional nights at all properties, and reservations are required.

RVC properties are known for having a variety of fun and relaxing activities, unique lodging options, and uncommon amenities; all while being located in some of the most beautiful and natural settings of each area. Along with RV Sites (and tent sites for Pine Mountain), all RVC properties have additional options for stay including cabins, Resort Cottages, and yurts. Guests can also enjoy the advantages of free Wi-Fi, concierge service, coffee, beer & wine sales, game rooms, and much more.

The Tents for Troops program was created this year by Toutle River RV Resort and is supported by ARVC (Association of RV Park and Campgrounds) and other participating campgrounds and resorts across America. The motto of the program is “Creating a place to enjoy life, away from the field.”

For more information on Tents for Troops, visit www.tentsfortroops.org.
